5 Signs Your Home Needs A New Roof

How’s your roof?  Is it time for an upgrade? Here are 5 warning signs that it may be time to get a new roof. 

Have you noticed moss growing on your roof? Did a summer storm take out a few shingles? A well-installed, high-quality roof can last decades so it’s not typically the first thing homeowners pay attention to.  

However, when a small leak or minor damage happens, what seems insignificant at the time, could lead to much bigger problems.  

Here are five signs your roof may need repairs or even replacement. 

 

1. Damage To Flashing, Eaves, Or Overhangs 

 

Have you heard of flashing? Flashing is a rust-resistant metal that is typically installed around any roof features such as chimneys or skylights. Flashing, eaves, and overhangs are installed to direct water away from your roof and home.  

While they can add a decorative element to your home, their most important role is to protect the sides of your home from rain, snow and debris.  

Why is this so important?  

Well if water seeps into your roof, it can cause significant damage to both the inside and outside of your home.  

If you know that there’s been damage to any overhangs, eaves, or flashing – have them repaired as soon as possible.

  

2. Popped Or Rusted Nails 

 

 

Your roof faces all the elements, day in and day out, year after year. As your roof expands and contracts as the climate changes, it may cause nails to start popping up.  

It’s also possible that nails will lift if not installed properly in the first place. Whatever the reason, if you notice an area on your roof with this issue, it’s time for some repair work! 

When nails are loose, rusted or missing altogether, shingles can lift, allowing water and debris underneath, leading to leaks and water damage.  

That brings us to our next warning sign.  

 

3. Sagging Or Signs Of Leaking 

 

 

Whether it’s water stains, mold, or a sagging roof, there’s a good chance it’s time for a roof replacement or significant repairs to avoid further damage.  

A sagging roof can mean a structural issue like too much weight on the roof (i.e. heavy snow buildup) or rotting boards. 

Even if it’s not immediately visible, if you suspect you have a leak in your roof, look in the attic for signs of damage. 

 

4. Dark Patches Or Biological Growth 

 

 

Have you noticed moss growing on your roof? While it may look somewhat picturesque on old stone buildings, it’s not an ideal feature for your roof.  

Moss absorbs and retains water. This can prevent proper drainage which can ultimately lead to damage.  

Likewise, if you have black patches or streaks on your roof, it’s likely algae. The algae can worsen over time and like moss, retains moisture. Unfortunately, this causes your roof to age more quickly, shortening the lifespan of your shingles.   

 

5. Damaged Or Missing Shingles 

 

 

It’s important to check on your roof from time to time, especially after a strong storm. One thing to look out for is missing or damaged shingles.   

If you see any shingles that have lifted, are cracked, damaged or missing altogether, it’s important to have repairs done to avoid further issues. Fortunately, if your roof is still within its recommended lifespan, you may only require repair work as opposed to an entire replacement.  

While there’s an aesthetic aspect to having a roof in tip-top shape, a roof’s main goal is to protect your home and family. Don’t ignore the warning signs. Minor damage to your roof could lead to serious consequences like flooding and/or mold in the home.
